“How can you offer this?”
For each state our down payment assistance specialists spend over 100 hours calling down payment assistance institutions and scouring the internet for every available program. (Unfortunately, not every institution has their information available online.) We then sort the list by area, documenting all the different guidelines for each program. When someone applies, we cross-reference every guideline and program for each of the areas they’re looking in to see the maximum amount of assistance for which they can qualify.
“I don’t think my credit is good enough to qualify, should I wait to apply?”
Do not wait. You may or may not qualify now, to find out, we offer free credit reviews. Upon review, if you cannot qualify right now, we will make recommendations on how to best improve your credit as soon as possible based off your specific history.
“I’ve heard that down payment assistance is gone, yet you say it’s still available?”
The “down payment assistance” that’s gone wasn’t actually down payment assistance, it was seller funded assistance that, during the seller’s market, essentially made buyers pay more for the home and helped to create the recent housing crash. How did it work? Sellers are not able to gift money to the buyer for down payment assistance, but… charities are. So, multiple charities were set up to receive a fee to essentially be a middle man between the seller and the buyer using this loophole. On Oct. 1st, 2008 that loophole closed but there is still an amazing amount of down payment assistance available. There’s also closing costs assistance and rehab/fix-up funds!
“I’ve owned a home before but currently rent, is there any similar home purchasing assistance for me even though I’m not a first-time home buyer?”
Many down payment assistance programs are for first-time home buyers but we do have programs available for people who currently own a home. Also, even though you’ve owned a home before, if you haven’t had any ownership interest in the past 3 years, you are considered a “first-time” home buyer and are able to receive down payment assistance that applies to first-time home buyers.
“I’m already pre-qualified/approved with another lender; can I still apply with you?”
Congratulations on getting pre-approved! It’s always a good idea to consider all your options before committing to one lender. It’s free to get pre-qualified, so feel free to use our website to search by area and then apply with one of our down payment assistance specialists over the phone or online. We’ll find out how much assistance you may qualify for and you can compare us to the lender you’re currently pre-approved through. It’s common to receive thousands of dollars through us.
